The Association Management Plan Book and 12-section Plan – A Blueprint for the Success of Your Community
The Association Management Plan is a management methodology designed specifically to help condominium and homeowner association boards create and implement realistic and achievable operational plans, enhance resident lifestyle and improve property values in their communities. The Plan serves as a “blueprint for success” because Board members and very often property managers change year after year, and this can be very disruptive to the operation of the community association. Having a plan that remains in place helps Board members create continuity and consistency in the successful implementation of community goals, objectives and projects, while at the same time maintain or improve the financial health of the association.
The Association Management Plan was conceived by Perry Rohan after having interviewed and interacted with hundreds of Board members from communities with as few as 16 condominium units to as many as 26,000 single family homes. No matter the size of the community, the challenges remain the same – Board members and property managers struggle with day-to-day operational issues and long-term projects, because there is no road map or “plan” to follow for the community.
The Association Management Plan solves the problem and can be implemented in part or in whole, depending on the needs of each community client. The plan serves as a foundation for understanding and a guide for continued success from day one and for many years to come.
Perry C. Rohan, MBA, LCAM, CPM® is an accomplished management consultant who is recognized as an innovator in the community association management industry. He provides problem identification and resolution services for Board members of condominium and homeowner associations, helping them improve operational and financial management and to govern their communities more effectively and efficiently. He specializes in working with communities where bulk-ownership is prevalent, and community associations that have financial challenges.
Prior to 2019, Perry grew through the ranks of FirstService Residential, North America’s largest property management company, from Property Manager to Director of Business Development and Client Services. He has concurrently managed multiple condominium and homeowner associations with more than 1100 residential units and operating budgets in excess of $2 million annually. He has served as a Regional Director providing supervisory leadership and oversight of 13 community association managers and nearly 50 condominium and homeowner associations with more than 8000 residential units. Perry also served on the Executive Management team for one of the largest homeowners associations in the United States, overseeing management of a 26,000 home community with more than 100 employees and an $8 million operating budget.
During the past ten years, Perry has interviewed hundreds of community association Board members to understand operational challenges and to recommend and implement solutions in their communities. He also served as the President of a condominium association in Central Florida where he used many of the concepts contained in this book. He is a Licensed Community Association Manager (LCAM) in Florida, a licensed real estate broker in Florida and New York, and has earned the distinguished CPM® (Certified Property Manager) designation from the Institute of Real Estate Management.
