Certified Residential is a free and easy service for finding houses, condos, town homes and apartments for rent throughout our service area. We have access to Realtor® listings and to Certified Residential exclusive rentals you will not find anywhere else. There is never a charge to tenants to for us to find a home for you.
Our role as real estate agents in working with you, the tenant, is to conduct a positive and effective search for your rental home, and to help guide you through the application process so that you are approved by your new landlord.
As Florida licensed professionals, we are responsible to ensure that your rights as a tenant are protected according to Florida law, and that your funds for rent and deposit are documented properly by all parties. Our relationship usually begins with the search for properties. Your completion of our on-line rental questionnaire helps us generate a list of potential rental properties for you to see. We may review this list with you or in person or by email, in order to narrow down to a reasonable number of properties to visit together.
$$ Please note that Certified Residential may require an advance deposit of 1/2 of one month’s rent prior to conducting a tour of potential rental properties with you. This advance deposit demonstrates your credible offer to any landlord reviewing your application. This deposit IS refundable to you if you do not rent a home with the assistance of Florida Residential Investment Realty. Once we identify a rental home you like, we will prepare a “Rental Offer” to be submitted to the landlord or the landlord’s agent representing the property. The Rental Offer usually consists of the following items:
Contract to Lease: This is the written offer for the rental that describes the rental terms and conditions, and which must be signed by everyone who will be on the lease.
On-Line Rental Application/Credit and Background Report: This will typically list your current address, past and present jobs, type of vehicles, occupants of home and pets. The Certified Residential On-Line Rental Application also contains an approval (by the tenant) to authorize that a credit and background check be performed.
Credit Report:In most cases, anyone over the age of 18 who will be living in the rental home will have to go through a Credit Check. The landlord may have a special application form for the Credit Check or may allow Florida Residential to provide the information using our own application.

Proof of Income: Usually a recent paycheck stub or W2 is needed to verify income. In some cases you may need a letter from your employer. If you are self-employed, a letter from your accountant will probably be sufficient. Applicants who receive disability, alimony, child support or housing voucher programs should also have documentation ready and available that confirms the income.
Introduction Letter: In most cases, we will prepare an introduction letter for you. If you have bad credit or a unique situation, this letter will give us the opportunity to make an explanation.
