We provide professional rental property and association management services, and asset and property management services, to owners and investors of residential investment properties and to association-controlled communities. We work with buyers, sellers, landlords and tenants of rental properties – Single family houses, condos, town homes, duplex/triplex/quadplex and multifamily apartment communities. We are uniquely qualified to work with landlords and investors of property in condominium and homeowner association communities.

Our fees are usually based on the number residential units or “doors” we are managing for any particular investor/owner. Individual single-unit investors can anticipate 8-10% of rent collected as a typical monthly fee. Multifamily and condominium/homeowners associations require a closer review of overall project requirements in order to prepare a quote for management services.
We can begin our services for individual single-unit investors (including duplex/triplex/quadplex) in as little as 24 hours. Multifamily properties with 5 units or more usually require more preparation for takeover. Condominium and Homeowner Association communities typically require a minimum of 30 days due to the transfer of information, bank accounts and prior management’s close of their accounting services.
We specialize in start-up and turn-around situations, usually involving new ownership takeover or a refinancing event.
